Estimates & Contracts

Roof Decking & Wood Replacement
The customer understands that if roof rot or damaged decking is discovered during the tear-off process, Universal Roofing & Restoration will replace up to two (2) sheets of OSB decking at no additional charge.
If additional wood replacement is required beyond this allowance, Universal Roofing & Restoration may bill up to $65 per sheet in addition to the original estimated cost without prior notification.
If wood replacement costs are expected to exceed $65 per sheet, the customer will be contacted for authorization before proceeding.
Interior Wall & Property Protection
The customer understands that vibrations may occur during the loading, installation, or removal of roofing materials or siding (if applicable).
The customer agrees to remove or secure items from interior walls that may be damaged or fall due to these vibrations.
Universal Roofing & Restoration is not liable for damages to interior walls, fixtures, or personal property resulting from such vibrations.
Inspections & Pre-Existing Conditions
Universal Roofing & Restoration will perform a visual inspection of the exterior and accessible interior areas prior to beginning work and may provide photographic documentation.
Universal Roofing & Restoration is not responsible for repairing or replacing any pre-existing damages, including structural issues, cosmetic damage, or prior leaks not caused by our work.
Stucco Disclaimer (Applicable to Stucco Homes Only)
The customer understands that minor stucco damage may occur during roof tear-off where stucco meets the roof surface, particularly if improperly applied.
Universal Roofing & Restoration is not liable for repairing such damage.
This applies only to homes with stucco exteriors.
Warranties
Material warranties are provided solely by the manufacturer.
Unless otherwise agreed in writing, Universal Roofing & Restoration provides a 15-year workmanship warranty on full roof replacements.
Workmanship warranties are reduced to one (1) year when homeowners request that full synthetic underlayment not be installed.
Full warranty details are available upon request.
Materials, Shortages & Surpluses
Unless otherwise agreed upon:
- Certain products (such as sealants) may deteriorate more rapidly and require regular inspection
- The customer is not responsible for material shortages
- The customer has no claim to material surpluses
Code Compliance & Redecking
If the existing roof deck is found not in compliance with city or local building codes, Universal Roofing & Restoration is not responsible for bringing it into compliance at no cost.
If redecking is required, it will be performed at an additional charge.
Additional Roofing Layers
The customer understands that:
- Discovery of an additional roofing layer will result in an additional charge ($10 per 100 sq ft)
- Discovery of an extra layer of synthetic felt will result in an additional charge ($10 per 100 sq ft)
Ownership & Authorization
The customer certifies that they are the legal owner of the property or have legal authority to authorize the work and agree to pay the total project price as outlined in the estimate or contract.
Roofing Nails, Attic Penetration & Utilities Disclaimer
The customer understands that roofing nails will penetrate the decking and extend into the attic space as part of standard roof installation.
If water lines, HVAC lines, or utilities are installed directly against the underside of the roof deck and are pierced by roofing nails, Universal Roofing & Restoration is not liable for any resulting damage, direct or indirect.
Proper building codes do not permit utilities to be installed directly against the roof decking.
Intellectual Property
All website content, logos, images, and materials are the property of Universal Roofing & Restoration and may not be reproduced without written permission.
Limitation of Liability
Universal Roofing & Restoration is not liable for indirect, incidental, or consequential damages, delays caused by weather or material shortages, or misuse of information provided on the website. Liability is limited to the extent permitted by law.
Privacy
Your use of this website is also governed by our Privacy Policy, which outlines how personal information is collected and protected.
Changes to Terms
We reserve the right to update these Terms and Conditions at any time. Continued use of the website or services constitutes acceptance of any changes.
